Saudi Arabia's Eastern Province Real Estate Sector Records Significant Growth, with Sales Exceeding 9.7 Billion Riyals in Q1

The real estate market in Saudi Arabia's Eastern Province experienced remarkable growth during the first quarter of 2025, with sales values surpassing 9.7 billion Riyals, compared to approximately 8.6 billion Riyals for the same period last year. This represents a 13.72% increase, according to data released by the Ministry of Justice.

The Ministry's real estate transaction monitoring relies on officially documented transactions through property transfer and ownership conveyance, which excludes incomplete contracts such as off-plan sales or lease-to-own agreements until the ownership transfer process is finalized.

During the first quarter of 2025, 9,527 real estate transactions were documented in the Eastern Province. This included 8,434 residential units valued at 5.98 billion Riyals, 956 commercial transactions totaling 3.5 billion Riyals, and 137 agricultural transactions valued at 227 million Riyals

The real estate market in Saudi Arabia's Eastern Province showed significant improvement, with commercial properties leading growth rates, followed by agricultural properties, while residential properties maintained moderate growth


Dammam and Al Khobar Lead Real Estate Activity in the Eastern Province

Dammam maintained its leading position in the Eastern Province's real estate market during Q1 2025, with sales exceeding 4.11 billion Riyals from 1,982 transactions. Al Khobar followed with 2.98 billion Riyals and 1,976 transactions , together accounting for approximately 72% of the total real estate transactions in the region.

Al Hofuf ranked third with 847 million Riyals, followed by Qatif with 460 million, and Jubail with 457 million. Al-Olayya village and Ras Tanura recorded the lowest activity, with sales not exceeding 21 million Riyals.


Elite Neighborhoods Dominate the Real Estate Landscape in the Eastern Province

West Dammam recorded the highest value of real estate transactions in Q1 2025, reaching 964.5 million Riyals from only 51 transactions, reflecting the high property prices in the area.

Al Seif neighborhood ranked second with 206 transactions and 430 million Riyals, followed by "Other" neighborhood in Al Khobar with 388 million, and Al Shula with 343 million.

Upscale neighborhoods in Al Khobar, such as Al Sadafah, Al Yarmouk, and Al Hizam Al Thahabi (Golden Belt), also showed significant transactions ranging between 158 and 271 million Riyals, indicating continued demand for luxury residential areas.
